Bedok Rise named among 2027's potential new launches

Source: The Straits Times, 30 October 2026

The Straits Times has named Bedok Rise among the projects that could come to market in 2027, as Singapore's private home launch pipeline heads for a 14-year high. A preview or launch date has not been announced. Register for VVIP updates on this Bedok Rise new launch.

The 2027 supply wave

According to Realion's Christine Sun, more than 30 projects could launch in 2027. That would deliver about 16,800 homes including five executive condos, or roughly 14,800 private homes excluding ECs — the most since 2013.

The Straits Times report, published on 30 October 2026 and updated on 31 October, lists Bedok Rise as a potential 2027 launch. It does not give a date.

What we know so far

The Bedok Rise GLS site was awarded by URA on 2 December 2025. The winning bid, from Bellis Residential Pte Ltd, part of Allgreen Properties (Kuok Group), was S$464.8 million, or about S$1,330 psf ppr.

The tender closed on 27 November 2025 and drew 10 bids — the most contested GLS residential site of 2025.

Why it stands out in a crowded 2027

If more than 30 projects launch in 2027, buyers will have a wide choice. A few disclosed facts set this Allgreen new launch 2027 site apart from a typical Tanah Merah MRT condo:

  • Directly next to Tanah Merah MRT, and widely described as the last land parcel fronting the station
  • A 12-storey cap and plot ratio of 1.6 on a 2.03 ha site
  • A contested GLS win: 10 bids, the most for a GLS residential site in 2025
  • A sold-out neighbour: Sceneca Residence (268 units) launched in January 2023 and sold out in November 2025

Analyst launch-price estimates have been reported separately. The Business Times cited figures of roughly S$2,300 to S$2,700 psf. These are estimates only. Allgreen has not released pricing.
